Living on Maceday & Lotus Lakes

If you're looking for lakefront living in Oakland County, Maceday and Lotus Lakes deserve to be high on the list.

I've sold multiple homes on both lakes over the years, and one of the things I hear consistently from homeowners is how much they enjoy the “Up North” feel without having to leave Metro Detroit.

That's a big part of what makes this area special. You can spend a summer afternoon boating, fishing, swimming or relaxing on the water while still being close to Waterford, Clarkston and everything Oakland County has to offer.

But there's another feature that really separates Maceday and Lotus from many other local lakes: they're connected.

Two Lakes and More Than 400 Acres of Water

Maceday Lake covers approximately 234 acres and reaches a maximum depth of about 117 feet, making it one of the deepest lakes in Oakland County.

Connected to Maceday is the approximately 185-acre Lotus Lake. Together, the two lakes provide roughly 419 acres of connected water to explore.

For someone who enjoys boating and water sports, that's a major advantage. Rather than being limited to a single smaller inland lake, homeowners can enjoy two connected lakes with different characteristics.

It's one of the biggest reasons Maceday and Lotus are among my favorite lakes in the Waterford area.

Deep Water, Sandy Areas and Great Fishing

Maceday isn't your typical shallow Oakland County lake.

Its 117-foot maximum depth creates cold-water habitat capable of supporting a particularly diverse fishery. The lake has a long history of fisheries management and has supported a variety of fish species over the years.

For anglers, that's certainly part of the attraction.

But you don't have to fish to appreciate these lakes.

In my experience selling and showing homes here, Maceday and Lotus are known locally for clean water, sandy areas and beautiful lakefront settings. Those are qualities buyers immediately notice when comparing lakefront properties around Oakland County.

An “Up North” Feel Close to Home

This might be my favorite thing about Maceday and Lotus.

There are plenty of great lakes throughout Waterford and Oakland County, but portions of Maceday in particular can make you forget you're in the middle of Metro Detroit.

The west side of Maceday has elevated and bluff-style properties that can provide fantastic views across the lake. Combine the elevation with mature trees and the water, and some properties have a distinctly Northern Michigan feel.

Except you don't have to drive three hours to get there.

For buyers who want the lake-house lifestyle while staying close to work, family, restaurants, shopping and everything else Southeast Michigan offers, that's a pretty compelling combination.

Homes on Maceday and Lotus Lakes

One thing buyers should understand is that there really isn't one type of Maceday or Lotus lake house.

I've seen everything from older cabin-style homes and fixer-uppers to extensively renovated properties and fully custom-built lakefront homes.

I think that's part of the character of the area.

Some buyers want something completely turnkey. Others see an older lake house as an opportunity to renovate or create exactly what they want.

With lakefront real estate, it's also important to remember that you're buying more than the house.

The frontage, lot, elevation, views, condition and location on the lake can all play an important role in a property's desirability and value.

Before becoming a Realtor, I spent years in residential construction. That background taught me to look beyond finishes and evaluate the property as a whole—especially when we're dealing with an older home or a property with renovation potential.

Two houses on the same lake can present two completely different opportunities.

Who Lives on Maceday and Lotus?

From the transactions I've been involved with and my experience around the lakes, I've seen a good mix of families and retired professionals attracted to Maceday and Lotus.

There are also some properties that have been used as short-term rentals, although they appear to represent a relatively small portion of the homes around the lakes. Anyone considering a property for short-term rental use should independently verify all current township, association and other applicable requirements before purchasing.

For most residents, though, this is simply home.

And during a Michigan summer, the lake becomes a big part of that home.

Boating, swimming, fishing and water sports are all part of the lifestyle. The lake community also has traditions such as its annual fireworks display, which makes summer on the water even more memorable.

A Real Lake Community

Another thing I like about Maceday and Lotus is that this isn't simply a collection of houses surrounding some water.

There is an active Maceday-Lotus Lakes Association focused on the health, safety and community surrounding both lakes.

That community aspect is something that's easy to overlook when you're shopping for lakefront real estate. You're not just choosing a house. You're choosing the lake and the lifestyle that comes with it.

For the right buyer, that can be just as important as square footage or the finishes inside the home.

What Should Buyers Know Before Buying Here?

When clients ask me what they should watch out for on Maceday or Lotus, I don't give them a long list of reasons to worry.

The lakes themselves are beautiful. My bigger advice is to evaluate each property individually.

Some homes have been extremely well maintained. Others are older and may need updating, and occasionally you'll find a true fixer-upper.

That's why buyers shouldn't assume that two similarly sized lakefront homes should have similar values simply because they're on the same lake.

Condition, renovations, frontage, lot characteristics, elevation, views and the home itself all matter.

A thorough inspection is important with any home, but it becomes particularly valuable when considering an older lakefront property.

And if you're comparing multiple lake houses, make sure you're evaluating the property and the lake, not just the kitchen and bathrooms.

Those are things you can change.

The location, view and lakefront are a different story.

Would I Personally Live on Maceday or Lotus?

Absolutely.

I've sold multiple homes on both lakes, spent plenty of time around them and understand why people enjoy living here.

You have deep water, great fishing, water sports, beautiful views and more than 400 acres between two connected lakes—all while remaining close to everything Oakland County has to offer.

There's also enough variety in the homes that the shoreline doesn't feel cookie-cutter. You can find an older cabin-style lake house and then a beautiful custom waterfront home farther down the lake.

If I were looking for lakefront property in Waterford, Maceday and Lotus would absolutely be on my list.

Of course, I'd still have to find one I could afford.
